			<content:encoded><![CDATA[<p class="dropcap-first">The New York Time&#8217;s Thomas Friedman did an Op-Ed piece today on the bailout and made some interesting suggestions and insightful comments such as:</p>
<blockquote><p>In the 19th century, America had a railroad boom, bubble and bust. Some people made money; many lost money. But even when that bubble burst, it left America with an infrastructure of railroads that made transcontinental travel and shipping dramatically easier and cheaper.</p></blockquote>
<p>Followed by this:</p>
<blockquote><p>The late 20th century saw an Internet boom, bubble and bust. Some people made money; many people lost money, but that dot-com bubble left us with an Internet highway system that helped Microsoft, I.B.M. and Google to spearhead the I.T. revolution.</p></blockquote>
<p>And finally this:</p>
<blockquote><p>The early 21st century saw a boom, bubble and now a bust around financial services. But I fear all it will leave behind are a bunch of empty Florida condos that never should have been built, used private jets that the wealthy can no longer afford and dead derivative contracts that no one can understand.</p>
<p>Worse, we borrowed the money for this bubble from China, and now we have to pay it back — with interest and without any lasting benefit.</p></blockquote>

<blockquote><p>“At this point it is my experience green buildings are receiving the same financing they would get for any high quality building with a good tenant,” Jim Amorin, president-elect of the Appraisal Institute, an association headquartered in Washington, DC and Chicago, tells GlobeSt.com. “What I think will change is that lenders will start assessing a premium on financing for any building that is not designed to green standards.”</p>
<p>He likened it to when air conditioning was first introduced. “At first buildings that came equipped with air conditioning were seen as luxury developments. But within a short period of time any building that didn&#8217;t have it was considered functionally obsolete.”</p></blockquote>

One perennial debate is whether taking sustainability seriously improves financial results. Convincing data are elusive, although most people assume a small, positive relationship. Fifty-seven percent of executives surveyed by the Economist Intelligence Unit responded that the benefits of pursuing sustainable practices outweigh the costs, although well over 80 percent expect any change to profits to be small.</p>
<p>Ed Potter, director of global workplace rights at Coca-Cola, a global leader in the beverage industry, notes that demonstrating the link for an entire company would involve important measurement issues. “I don’t think that anyone has established the connection in accounting terms,” he says. “Much of this is based on faith and a belief that there is a clear connection.”</p>
<p>Michael Prideaux, director for corporate and regulatory affairs at British American Tobacco (BAT), the world’s second-largest tobacco company, agrees that the link is difficult to demonstrate mathematically. “It is an implicit one: If a business is not seen to be sustainable, it is unlikely to be highly valued. I’m absolutely convinced that it is there, but can’t prove it. As far as costs are concerned, good behavior doesn’t cost much, and, on the environmental side, if you use less raw material, you can save money.”</p>
<p>One striking finding of the Economist Intelligence Unit survey is the connection between corporate sustainability and strong share price performance. Companies with the highest share-price growth over the previous three years paid more attention to sustainability issues, whereas those with the worst performance tended to devote less time to those issues. The link appears clear: The companies that rated their efforts most highly over the three-year period saw annual profit increases of 16 percent and share-price growth of 45 percent, whereas those that ranked themselves worst reported growth of 7 percent and 12 percent, respectively. In general, the high-performing companies put a much greater emphasis on social and environmental considerations at the board level, whereas the poorly performing firms were far more likely to have nobody in charge of sustainability issues.</p>

<p>There are dozens of platinum-certified Leadership in Energy and Environmental Design buildings in the United States. But only one of those buildings is a condominium tower, and it’s located in Portland.</p>
<p>Gerding Edlen Development is banking on the newly awarded LEED platinum rating for The Casey, at Northwest 12th Avenue and Everett Street, as a sustainable status symbol that will help sell condominiums in a cooling market.</p>
<p>“At the end of the day you have to be able to sell these units,” Kelly Saito, Gerding Edlen’s principal of development for The Casey, said. “You’re bound by some economic equation.”<br />
While it’s easier to achieve LEED platinum status with an institutional building such as a hospital or university, Saito said about 75 percent of the Casey’s units have already sold.</p>

<p>On April 9th, the Dallas City Council unanimously adopted a green construction ordinance aimed at reducing energy and water consumption in all new houses and commercial buildings. This step adds to the City’s record of being an environmental leader.</p>
<p>“We’re at the lead of the major cities in this country. We had industry come in and really embrace it. We crafted it to make sense for everybody,” said Dallas Mayor Tom Leppert.</p>
<p>While a Green Building standard for city-owned buildings exists, requiring those over 10,000 square feet be built to Leadership in Energy and Environmental Design (LEED) Silver standards, a standard did not exist for private development. A Green Building Task Force, comprised of members of the development sector, was created to develop recommendations for all new private development in Dallas.</p>

<p id="firstpara">SANTA CLARA, Calif., Jan. 28, 2008 – Intel Corporation said today it will purchase more than 1.3 billion kilowatt hours a year of renewable energy certificates as part of a multi-faceted approach to reduce its impact on the environment, making Intel the single-largest corporate purchaser of green power in the United States, according to the U.S. Environmental Protection Agency (EPA). The company said it hoped the record-setting purchase would help stimulate the market for green power, <img align="right" src="http://appraisalpodcasts.com/wp-content/uploads/2008/01/marquee_rec2.jpg" alt="marquee_rec2.jpg" title="marquee_rec2.jpg" />which should lead to additional generating capacity and ultimately, lower costs.</p>
<p>The purchase placed Intel at the top of EPA&#8217;s latest Green Power Partners Top 25 list, and also at the No. 1 spot on EPA&#8217;s Fortune 500 Green Power Partners list. The EPA&#8217;s Green Power Partnership program encourages and recognizes voluntary green power purchases as a way to reduce the impact of conventional electricity use.</p>
<p>&#8220;EPA applauds our Fortune 500 partners for protecting our environment by purchasing green power,&#8221; said EPA Administrator Stephen L. Johnson. &#8220;By voluntarily shifting to renewable energy, Intel is proving you don&#8217;t need to wait for a signal in order to go green.&#8221;</p>
<p></span>&#8220;We have a long history of commitment to the environment and energy efficiency is an important consideration in everything we do, from building transistors to designing microprocessors and running our factories,&#8221; said Intel President and CEO Paul Otellini, who is also a member of the Copenhagen Climate Council, a global group of leaders working to achieve an effective global climate treaty at next year&#8217;s UN Environmental Summit in Copenhagen. &#8220;Our renewable purchase is just one part of a multi-faceted approach to protect the environment, and one that we hope spurs additional development and demand for renewable energy.&#8221;</p>
<p><strong>Renewable Energy Certificates</strong><br />
Renewable energy certificates, or RECs, are the &#8220;currency&#8221; of the renewable energy market and are widely recognized as a having credible and tangible environmental benefits. The EPA estimates that Intel&#8217;s REC purchase has the equivalent environmental impact of taking more than 185,000 passenger cars off the road each year, or avoiding the amount of electricity needed to power more than 130,000 average American homes annually.</p>
<p>Intel&#8217;s REC purchase, which includes a portfolio of wind, solar, small hydro-electric and biomass sources, will be handled by Sterling Planet, a leading national supplier of renewable energy, energy efficiency and low-carbon solutions. The purchase will be certified by the non-profit Center for Resource Solutions&#8217; Green-e® program which certifies and verifies green power products.</p>

<p><strong>Intel, EPA, and the Environment</strong><br />
Intel and EPA have worked together for several years on a variety of fronts, from Energy Star® to Climate Leader and Performance Track programs, to broad industry efforts such as the Climate Savers® Computing Initiative. The Agency recently recognized Intel with a 2007 Water Efficiency Leader award for its efforts to reduce, reuse and recycle water in its Chandler, Ariz. manufacturing facility. Intel was also recognized by the EPA as the most commute-friendly employer in the nation in 2006.</p>
<p>In addition to promoting and funding ideas for greater energy efficiency in its facilities, Intel has consistently specified high-energy-efficiency equipment in its manufacturing facilities with a view to ensuring greater energy efficiency and environmental benefit. Over the last 7 years, the company invested over $20 million in more than 250 energy conservation projects that saved in excess of 500 million kilowatt hours, enough energy to power about 50,000 U.S. homes.</p>
